Introduction
Summit Property Management provides full-service property management to homeowners’ associations, primarily in the central San Diego area. Summit was incorporated in 1994, and, since that time, we have established a reputation for delivering friendly, responsive service to our clients.
The Summit Difference
There are many management companies, both large and small, in the San Diego area. Why should you choose Summit to be your management company? There are several reasons:
1. Credentials and Competence- Summit is a member of the Community Association Institute, and the owner, John Kiss, holds the AMS© (Association Management Specialist) designation, the second highest in the industry. He is a licensed California Real Estate Broker, and has a BA in Economics and an MBA. Prior to founding Summit, he was Vice President of a large regional building materials retailer. He and other staff members regularly attend seminars and subscribe to various trade magazines to keep up with the latest information and trends. The Summit staff is well trained and noted for their friendly approach to problem solving and communication with your homeowners. They have experience with large associations. As a result, you can expect knowledgeable answers to your residents’ questions and solutions to their problems.
2. Continuity and Consistency Many large management companies rotate their property managers as often as twice annually. As a result, you, the client, must continually orient new managers, resulting in inefficiency and a loss of “institutional memory.” Because we are a small, “boutique” management company, you will not have “musical chair” managers, and you will have direct access to the owner of the company.
3. Communication Tired of getting voice mail, instead of a person? Fed up with a lack of response to your messages? Had enough of residents complaining about no callbacks? When you call Summit, you’ll talk to a person, not a machine (unless we’re at lunch or all of our phone lines are busy). If you have to leave a message, you and your residents will get a call back that day or within 24 hours, at most. Board members will have the owner’s home and cell phone numbers and personal email address. After hours, Summit provides an answering service to ensure prompt emergency response.
4. Flexibility and Adaptability Other management companies often have “their way” of doing business and force you to adapt to their procedures. Reports may be standardized and not exactly what you want. They may want you to use “their” vendors and contractors.
At Summit, we believe the management company should be flexible enough to adapt to your requirements. We provide special reports to ease your workload (telephone call and violations status reports, maintenance updates, etc.). Although we can recommend vendors and contractors to provide services to your association, we won’t try to “fix what ain’t broke”.
5. Responsiveness Tired of waiting for months to have routine repairs completed? Didn’t get your monthly Board package until you arrived at the meeting? Vendors complaining that they haven’t been paid? At Summit, we believe in getting things done..now! Our objective is to complete routine maintenance tasks within 30 days. We’ll get your monthly package of information to you at least the weekend before the Board meeting, so that you have time to review and prepare.
6. Reasonable Management Fees Can’t understand all those extra charges every month? Some management companies sell you with a low basic fee, then “nickel and dime” you with charges for faxes, mileage, violation letters, etc. At Summit, we find it’s easier for us, and better for you, to include most everything in the base fee. We do charge for copies, postage, and office supplies, as they are used, but we’ll work with you to keep these to a minimum.
Summary At Summit, we believe in establishing an environment that will lead to a long-term relationship with your association. Our objective is to provide the quality service that you want, at a price that is reasonable and commensurate with that quality of service. No, we’re probably not the cheapest, and we’ll make a few mistakes along the way. But we are committed to excellence, and we won’t be satisfied unless, and until, you are!
